About us
As a real estate advisor, Yasin Karaca developed the ability to assess properties in detail — asset substance, location, tenant structure, and development potential. This includes the thorough review of property documentation, the assessment of modernization status and the resulting capital expenditure requirements, as well as tenant creditworthiness checks as a basis for stable, long-term tenancies. As a financing specialist, he worked closely with all relevant banks over many years, developing a perspective that unites both sides of the acquisition process: he understands the criteria banks apply when valuing properties, the risk parameters that shape their decisions, and the limits of their willingness to finance.
This experience is reflected, among other things, in the precise assessment of in-place rents — whether they are sustainably supportable or already sit at the upper end of the market. Only this assessment reveals a property's true development potential.
Remaining useful life is likewise a factor frequently overlooked in the market. For SIINUS CAPITAL, it constitutes a central evaluation criterion from the outset — not only for ongoing asset management, but particularly with regard to a future exit to institutional buyers, who themselves apply stringent requirements to a property's remaining useful life. Every acquisition decision is therefore made with a view to its eventual disposability.
This perspective enables SIINUS CAPITAL to assess properties precisely from the outset — with regard to long-term acquisition quality and robust risk management.
Furthermore, Yasin Karaca has supported private investors in building real estate portfolios in the low nine figures — from site selection through financing structure to ongoing management. Throughout, the same criteria that continue to define the work at SIINUS CAPITAL today were paramount: robust asset quality, a realistic assessment of income potential, and a focus on long-term structural viability.
This practical experience is complemented by a personally held and self-managed real estate portfolio, which directly reflects his own investment philosophy in practice.
Yasin Karaca is a graduate of the Cologne Business School (today: CBS University of Applied Sciences), one of Germany's leading private business schools, holding a degree in General Management. This business foundation is complemented by over a decade of hands-on market experience: as an advisor specializing in the professional assessment and structuring of acquisition decisions, as a financing specialist working directly with banks and lenders, and as a private investor who invests his own capital in existing assets and manages them personally. This combination of academic training and practical market expertise forms the analytical and structural foundation on which SIINUS CAPITAL bases its investment decisions.
